LEASE RENEWAL AGREEMENT

BACKGROUND

This Residential Lease Renewal Agreement (the “Renewal Agreement”) is made effective as of the date of signature by all parties, by and between:

Landlord: Dominick Pham (“Landlord”) Tenant: Siddharth Gupta (“Tenant”)

collectively referred to as the “Parties,” regarding the premises described below:

I. PREMISES

Tenant leases the property located at: 1321 Seneca St. Unit 302 Seattle, WA 98101

(the “Premises”).

II. ORIGINAL LEASE

Landlord and Tenant previously entered into a lease agreement dated July 16, 2023 (“Original Lease”). All terms, conditions, and provisions of the Original Lease are incorporated by reference, except as amended herein.

III. RENEWAL TERMS AND CONDITIONS

  1. Renewal Term The Original Lease is renewed for a term of one (1) year, commencing on August 1, 2025, and ending on July 31, 2026 (“Renewal Term”).

  2. Monthly Rent Tenant shall pay to Landlord the sum of $2,700 (Two Thousand Seven Hundred US Dollars) per month, due on the first (1st) day of each month, in advance, without demand or offset.

  3. Early Termination Tenant may terminate the lease early by providing at least sixty (60) days’ written notice to Landlord and paying an early termination fee based on the month in which the termination notice is given, as follows:

    • If Tenant terminates during months 1–3 of the Renewal Term: $3,000 termination fee
    • If Tenant terminates during months 4–6: $2,000 termination fee
    • If Tenant terminates during months 7–9: $1,000 termination fee
    • If Tenant terminates after month 9: No termination fee (only the required 60 days’ notice)

    The applicable fee shall be paid at the time notice of termination is provided.

  4. Other Terms All other terms and provisions of the Original Lease remain unchanged and in full force and effect.

IV. GENERAL PROVISIONS

  1. This Renewal Agreement shall be binding upon and insure to the benefit of the Parties and their respective heirs, executors, administrators, successors, and assigns.
  2. If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
  3. This Agreement shall be governed by and construed in accordance with the laws of the State of Washington.
