LEASE RENEWAL AGREEMENT

BACKGROUND

This Residential Lease Renewal Agreement (the “Renewal Agreement”) is made effective as of the date of signature by all parties, by and between:

Landlord: Dominick Pham (“Landlord”) Tenant: Siddharth Gupta (“Tenant”)

collectively referred to as the “Parties,” regarding the premises described below:

I. PREMISES

Tenant leases the property located at: 1321 Seneca St. Unit 302 Seattle, WA 98101

(the “Premises”).

II. ORIGINAL LEASE

Landlord and Tenant previously entered into a lease agreement dated July 16, 2023 (“Original Lease”). All terms, conditions, and provisions of the Original Lease are incorporated by reference, except as amended herein.

III. RENEWAL TERMS AND CONDITIONS

  1. Renewal Term The Original Lease is renewed for a term of one (1) year, commencing on August 1, 2026, and ending on July 31, 2027 (“Renewal Term”).

  2. Monthly Rent Tenant shall pay to Landlord the sum of $2,700 (Two Thousand Seven Hundred US Dollars) per month, due on the first (1st) day of each month, in advance, without demand or offset.

  3. Early Termination Tenant may terminate this Renewal Agreement by providing at least sixty (60) days' written notice to Landlord. No early termination fee shall apply. Termination will be effective as of the last day of the calendar month following the end of the 60-day notice period, and Tenant remains responsible for all rent due through that effective date.

    Any termination of this Renewal Agreement by Landlord prior to the end of the Renewal Term remains subject to, and is only permitted on, the grounds and notice periods required by Seattle's Just Cause Eviction Ordinance (SMC 22.206.160) and other applicable law. This Agreement does not grant Landlord an independent contractual right to terminate the tenancy without such cause.

  4. Other Terms All other terms and provisions of the Original Lease remain unchanged and in full force and effect.

IV. GENERAL PROVISIONS

  1. This Renewal Agreement shall be binding upon and insure to the benefit of the Parties and their respective heirs, executors, administrators, successors, and assigns.
  2. If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
  3. This Agreement shall be governed by and construed in accordance with the laws of the State of Washington.
